OMRT and 3stone are building on a year of close collaboration on landmark projects. These range from large-scale redevelopments to inner-city residential towers and metropolitan masterplans. Both parties have decided to deepen their partnership.


The combination of OMRT’s AI-driven parametric design expertise and 3stone’s deep knowledge of the investment market and transaction structuring makes it possible to realize plans that are not only of the highest quality but also truly deliverable and financeable.

Practical Results: Nieuw Legmeer, Amstelveen


A tangible example of this collaboration is the Nieuw Legmeer area development in Amstelveen. For Prosper Vitae, the largest landowner in the area, OMRT and 3stone analyzed the optimal layout for plots encompassing more than one thousand homes. Within just a few weeks, more than twenty thousand plan alternatives were analyzed, covering elements such as urban design, unit allocation, parking, and sustainability. This provided a strong foundation for further planning in close collaboration with the municipality.


Last year, the municipality adopted a revised strategic development framework for Legmeer, setting out the vision for a new district with over 4,400 homes. The recently approved urban design plan and design quality guidelines now offer a clear picture of how this new neighborhood in Amstelveen will take shape in the coming years, important milestones for the city and its residents.
