Amsterdam, 20 October 2026

Where naval aircraft once landed, 450 new homes are on their way. AM and VolkerWessels Vastgoed have won the tender for De Landing in Valkenhorst, the new district on the former Valkenburg naval air station in Katwijk. OMRT was part of the team throughout the tender phase.

On Friday 16 October, the development partnership signed the agreement with the Rijksvastgoedbedrijf (Central Government Real Estate Agency), in the presence of the Municipality of Katwijk, for the Vindplaatsbuurt and the Watertuinenbuurt. You can read the full announcement on the AM website.

A plan built around green and water

The plan includes seven times the green space and one and a half times the water that the masterplan requires, around 750 new trees, and a housing mix ranging from apartments to detached homes. The new water system of Valkenhorst, including the creek, runs through both neighbourhoods, and the former runways remain recognisable in the district.

The development team designed housing, landscape and sustainability together from the start. The outcome is a plan that stands out and can actually be built.

Where OMRT came in

OMRT brought computing power to the design table. Using the OMRT / hub, the team tested thousands of design scenarios and housing mixes against land value, costs and the assessment criteria of the tender.

In a tender, every design decision counts twice: once in the quality of the plan and once in its financial feasibility. Extra green and water only win a tender when the business case still holds. By running variants early in the process, the team could see where the room for manoeuvre lay and which choices reinforced each other, before committing to a direction.

Why this way of working matters

Tenders for area development are becoming more demanding. Public landowners ask for more quality, while costs and land values leave less margin for error. Teams that can test the full design space early, and show the trade-offs with data, put stronger bids on the table.

That is the way of working OMRT has built the OMRT / hub for: one environment where design choices and financial feasibility are tested side by side, from the first sketch onwards.

What happens next

AM and VolkerWessels Vastgoed are now working out the plan in more detail. Subject to permits, construction of the first homes is expected to start in 2028, carried out by the housebuilding companies of BAM and VolkerWessels. With this step, two developers are now working on Valkenhorst at the same time, which allows the district to grow faster. Progress can be followed at thuisinvalkenhorst.nl.

Congratulations to AM, VolkerWessels Vastgoed, the Rijksvastgoedbedrijf and the Municipality of Katwijk.
